I have made a ton of cash in real estate investing, and I FIRMLY believe the following:
1. Anyone can make money in real estate investing, even people who are broke or previously bankrupt people.
2. This housing economy in 2009 - 2010 is a "perfect storm" if you are well trained and you have a team to help you succeed. And this includes have a real estate mentor or real estate coach. Every successful business person has trainers and coaches. I have had REI trainers and coaches to help me succees.
3. Your contracts and agreements must be well thought out to create a win win for parties. Seller and Buyer Acknowledgements (CYA) Statements must be clear and not ambiguous to cover your assets!
4. You must have solid Private Lender Training to get Private Mortgages. And you must have some minor track record to persuade a Private Lender to lend you money.
5. You must make cash flow money every month along with BIG money, because BIG Money takes 6 - 9 months from beginning to end.
6. Marketing for Houses, for Buyers, and for Private Lenders must be your #1 job. If you fail there, then you fail in REI.
7. Negotiating Skills in NLP (Neurolinguistic Programming) is a key skill to success in REI. An example of NLP is on this site. Without NLP you will have trouble in your negotiations.
8. A major mistake is not having manuals for Your Office Assistant to learn REI procedures so you will be freed up so you can perform your CRITICAL TASKS to win at real estate investing. Wasting time is really dumb and irresponsible as a real estate investing business owner.
At a minimum, you should have:
- Buying Houses Without Banks Manual
- Selling Houses Fast for Cash or on Terms Manual (lease options, etc.)
- Finding and Managing Private Lenders
